Looks simple enough to me. Just unplug the connectors, unscrew the Controller off the wall, screw on the new one, and plug the connectors in. I don't know what you've tried so far, but before buying a new Controller, I'd first at least pull and replace the power connector (+12v and PWR GND) to see if it reboots.
